Fence Installation in West Orange, NJ

West Orange is not a flat, one-size-fits-all suburb. Yards climb the Watchung ridge toward Eagle Rock Reservation, older homes sit on deep wooded lots in neighborhoods like Gregory and St. Cloud, and streets wind through historic Llewellyn Park. A fence here has to fit the slope of the land, the character of the home and the township's fence rules — all at the same time.

Solanos Fence installs residential and commercial fencing throughout West Orange, NJ, in Essex County. We install vinyl, aluminum, WPC composite, wood, post-and-rail and chain link fencing, and we also sell fence materials for pickup at our Fairfield location. Every estimate is free.

West Orange Fence Rules: The 50 Percent Rule

West Orange regulates fences under §25-8.4 of its Land Use Regulations (Chapter 25), and the township's approach is different from most towns: what matters is not just where the fence goes, but how solid it is.

  • Open fences up to four feet, anywhere: Walls and fences that are not more than 50% solid are permitted anywhere on the property, in all districts, provided they are not higher than four feet (§25-8.4a).
  • Solid fences up to six feet, rear and side: Solid walls and fences up to six feet are permitted in the rear yard and along the side property line up to the rear line of the house (§25-8.4b).
  • A side-yard exception worth knowing: If the fence line is more than five feet from each neighboring house, a solid fence of up to six feet may extend along the side of the property up to the front of the house (§25-8.4b).
  • Finished side out: In all districts, the good or finished side of the fence must face away from the fence owner's property (§25-8.4e).
  • Permit required: No fence covered by this section may be built without a written application to the Township Zoning Officer, who issues the permit. The fee is $50 for a fence in a residential district and $100 in a nonresidential district (§25-8.4h; fees set by Township Resolution 141-23).
  • Prohibited fencing: Barbed wire and razor wire are prohibited in all districts, and electric wire fences are prohibited as well (§25-8.4f–g).

In plain terms: a six-foot privacy fence belongs in the back yard, while a front yard calls for a lower, open-style fence. We confirm the proposed fence line and style against these rules before we quote the job, so there are no surprises with the Zoning Officer.

Pool Fences in West Orange

West Orange's own Pool & Spa Installation Guidelines require every pool to be enclosed by a barrier at least 48 inches high, with a self-closing, self-latching gate that opens away from the pool area. The barrier must stand entirely on the pool owner's property — you cannot rely on a neighbor's fence to enclose your pool.

Our 54-inch black aluminum pool fencing is built for exactly this: it clears the township's 48-inch minimum, and its open picket style satisfies West Orange's openness limits where they apply. Pool compliance depends on the complete enclosure — fence height, gate hardware, latch placement and spacing — and we review all of it during the estimate.

Fences for West Orange's Hillside Lots

Much of West Orange sits on the slopes of the Watchung Mountains, and the township takes its terrain seriously — it even regulates development on steep slopes under its Steep Slope and Natural Features Ordinance (§25-28). For fences, a sloped lot changes the installation, not just the view:

  • Stepped or racked panels: On a grade, fence sections are stepped or racked so the fence follows the hill without leaving large gaps at the bottom — gaps matter if the fence is meant to keep children or dogs in.
  • Post depth and drainage: Hillside posts need proper depth and drainage so runoff moving down the slope does not undermine them over time.
  • Height is measured on your lot: Because the permitted heights in §25-8.4 apply to the fence as built on your property, a slope can change how a six-foot fence reads from the downhill side. We walk the line with you before finalizing heights.

Whether your lot overlooks the reservation or sits on a quiet Gregory street, tell us about the slope during the estimate — it affects the layout, the materials and the price.

Fence Styles for West Orange Homes

Black Aluminum Fencing

Open-style aluminum fencing is the natural fit for West Orange front yards: an open picket design stays within the four-foot, not-more-than-50%-solid limit in §25-8.4a while still marking the boundary and framing the home. The same style, in our 54-inch pool-code height, is our standard pool enclosure.

White Vinyl Privacy Fencing

For rear yards, where solid fences up to six feet are permitted, white vinyl privacy fencing is the low-maintenance choice. Our standard panels are six feet high by eight feet wide with 2-inch by 7-inch rails, and the finished face goes outward as the township requires.

WPC Composite, Wood, Post-and-Rail and Chain Link

WPC composite fencing gives a modern privacy look in the rear yard, wood suits West Orange's older and historic-style homes, post-and-rail works on larger wooded lots, and chain link is a practical option for side and rear boundaries where the rules allow it. We price these styles after reviewing the height, footage, gates and terrain of your property.

Fence Installation Prices in West Orange

Current installation specials start at $23 per linear foot for six-foot white vinyl privacy fencing and $28 per linear foot for 54-inch black aluminum pool-barrier fencing, installed. A 150-linear-foot minimum project applies, and service-area restrictions apply. Gates and removal of an existing fence are priced separately. Front-yard aluminum, hillside layouts and other styles are priced by individual estimate.

Frequently Asked Questions About Fences in West Orange

Can I install a six-foot privacy fence in my front yard?

Not a solid one. Under §25-8.4, fences in any location are limited to four feet unless they are in the rear yard or along the side line, and anything over 50% solid is treated as a solid fence. A four-foot open-style aluminum fence is usually the compliant front-yard choice; in some side-yard situations, where the fence sits more than five feet from each neighboring house, a six-foot solid fence may extend up to the front of the house.

Do I need a permit to build a fence in West Orange, and what does it cost?

Yes. Section 25-8.4h requires a written application to the Township Zoning Officer before any fence covered by the section is built, and the Zoning Officer issues the permit. The fee is $50 in a residential district ($100 nonresidential). We can provide the fence style, height and layout details you need for the application during your free estimate.

How high does a pool fence have to be in West Orange?

The township's Pool & Spa Installation Guidelines require a barrier at least 48 inches high with a self-closing, self-latching gate that opens away from the pool, entirely on the pool owner's property. Our standard pool enclosure is 54-inch black aluminum, which exceeds the minimum — but height alone is not compliance, so we check the gate, latch and spacing as part of every pool estimate.
