Fence Installation in Spotswood, NJ
Spotswood is one of the smallest boroughs in Middlesex County, and one of the most distinctive for fences: the borough sits low in the Raritan Valley, where DeVoe Lake and two brooks shape the ground, and the local code treats fences as structures that have to work with that ground. A six-foot privacy fence is the residential maximum, but the rules around it — setback from property lines, where the fence sits relative to the street, how it handles water — are specific enough to catch a homeowner by surprise.
Solanos Fence installs fences throughout Spotswood as part of our Middlesex County service area: vinyl privacy, black aluminum, WPC composite, wood, post-and-rail and chain link. We also sell fence materials for pickup at our Fairfield shop, about 40 minutes away.
Spotswood's Fence Rules: Borough Code §120-301I
The details in Spotswood's Chapter 120 start with the definition of what a fence is, and then get specific in ways most towns don't: a fence's owner, its height, its color and even its distance from your property lines can all change the project. The main rules:
- A permit is required for every fence. Section 120-301I(1)(a) requires a zoning permit and/or construction permit for all fences, and the application must include a plan showing the fence's height, type, design and location in relation to your buildings, streets, property lines and required yards.
- Six-foot height limit. Fences at residential, office, retail and commercial properties may not exceed six feet in height under §120-301I(2)(f), and height is measured from grade to the highest point of the fence (§120-301I(2)(i)).
- The three-inch rule. No fence may be erected closer than three inches to any property line. A fence may sit directly on the property line only with the adjoining owner's written approval, submitted with the permit application (§120-301I(2)(b)). Every fence must stay within the property lines and out of the street right-of-way (§120-301I(2)(a)).
- Finished side out. The finished side of the fence must face adjacent properties (§120-301I(2)(c)) — your neighbors get the good side, by law.
- Corner lots and sight triangles. Within the sight triangle at a street corner, nothing — fence, wall or hedge — may exceed three feet above curb level. The triangle is measured along the street center lines, 90 feet for local roads and 200 feet for all other roads (§120-301B(3)(k)). Beyond the sight triangle, or past the rear corner of the house, a corner-lot fence may run from four feet up to six feet (§120-301I(2)(k)).
- What counts as "solid." The borough defines split rail and plain chain link as open fences, while stockade, board-on-board, solid vinyl and chain link with woven slats count as solid fences (§120-301I(2)(e)).
- Pool fences: four to six feet. A private residential pool must be enclosed by a permanent fence at least four feet and not more than six feet high, with gates that are self-closing and self-latching, latches four feet above the ground and made inaccessible to small children from the outside (§120-301K(8)).
- One color only. A painted fence must be a single color harmonious with the surrounding area — multicolored fences are prohibited (§120-301I(2)(l)). Barbed or electrified wire and fences topped with metal spikes are also banned (§120-301I(2)(d)).
- Keep it standing, and let water flow. All fences must be maintained in a safe, sound and upright condition and built so they permit the flow of natural drainage (§120-301I(2)(n)) — a real consideration in a borough built around two brooks and a lake.

Fences on Spotswood Lots: Water, Drainage and Room to Run
Spotswood's ground shapes its fence projects. The borough sits low in the Raritan Valley, where two brooks and a lake set the terms: DeVoe Lake and the Manalapan and Matchaponix brooks run through town, and the ground near them stays wet. A fence here needs to stand up to damp soil, high water tables and periodic flooding — and the borough code has a few rules written with exactly that ground in mind.
Spotswood lots also give homeowners room that tighter towns do not. On the borough's larger lots, a dog run is a realistic project — but the borough treats it as a special fence structure: rear yard only, fencing no higher than six feet, and set back a minimum of 50 feet from any lot line (§120-301I(3)(a)). That 50-foot setback is the rule most likely to surprise a Spotswood homeowner, and it is exactly what we measure out during a free estimate, before any permit plan is drawn.
Fence Styles for Spotswood Homes
Black aluminum is the natural fit for Spotswood pools and front-facing yards. A 54-inch aluminum fence satisfies the borough's pool enclosure standard — a permanent fence between four and six feet with self-closing, self-latching gates — while its open picket design keeps sight lines clear, which matters on corner lots inside the three-foot sight-triangle limit. Aluminum also shrugs off the damp ground near the brooks and Devoe Lake without rotting or peeling. See our aluminum fence options.
When the goal is a private backyard, six-foot white vinyl privacy is the fence Spotswood's code is built around: six feet is the borough's residential maximum, and solid vinyl is expressly named in §120-301I(2)(e) as a solid fence. We install it with the finished side facing your neighbors as §120-301I(2)(c) requires, set at least three inches inside your property lines unless your neighbor signs off in writing on a line-hugging layout, and graded so it never dams up your yard's drainage. Vinyl never needs painting — which keeps you clear of the borough's one-color paint rule for good. See our vinyl fence options.
WPC composite gives a wood-look privacy fence without painting — and one of the styles that can work even in floodway ground. Chain link is the economical workhorse for side and rear yards and dog runs — and on a Spotswood dog run we lay it out to the borough's rear-yard, 50-foot-setback rule from the start. Fence Installation Prices in Spotswood
Current installation specials start at $23 per linear foot for six-foot white vinyl privacy fencing and $28 per linear foot for 54-inch black aluminum pool-barrier fencing. Both offers require a 150-linear-foot minimum project and are subject to service-area restrictions. Gates and removal of existing fencing are priced separately. Solid vinyl and aluminum styles that exceed the borough's definition of a solid fence, and any fence that needs to sit closer than three inches to the line, are priced by individual estimate. Frequently Asked Questions About Fences in Spotswood
Do I need a permit to put up a fence in Spotswood?
Yes. Under §120-301I(1)(a), a zoning permit and/or construction permit is required for all fences in the borough, and your application has to include a plan showing the fence's height, type, design and location relative to your buildings, streets, property lines and yards. We prepare our installations with that plan in mind.
How close to the property line can my fence be?
No closer than three inches. Section 120-301I(2)(b) sets a three-inch minimum gap between your fence and any property line; the only exception is a fence built directly on the line with your adjoining neighbor's written approval, submitted with your permit application.
What are the pool fence requirements in Spotswood?
Section 120-301K(8) requires a private residential pool to be enclosed by a permanent fence at least four feet and not more than six feet high. Gates must be self-closing and self-latching, with latches four feet above the ground and arranged so small children cannot reach them from outside. Our 54-inch black aluminum pool-barrier fence is built to that standard.
