Fence Installation in Fort Lee, NJ
Fort Lee packs a lot of variety into a small borough: single-family streets in Coytesville and Linwood, older homes in West Fort Lee, and bluff-top properties above the Hudson near the George Washington Bridge. What those properties share is a fence ordinance that cares about more than height. In Fort Lee, how open a fence is matters just as much as how tall it is — and that changes which fence you should choose before you ever pick a style.
Solanos Fence provides residential and commercial fence installation in Fort Lee, NJ, and throughout Bergen County. We install aluminum, vinyl, WPC composite, wood, post-and-rail and chain link fencing, and we sell fence materials for pickup at our Fairfield location. Estimates are free.
Fort Lee's Fence Rules: The 50%-Open Rule Changes Everything
Most towns regulate fence height. Fort Lee regulates height and openness. The borough's fence rules live in Zoning Code §410-38, and they work differently from the towns around it:
- Solid fences stop at four feet: Under §410-38D, no fence built of solid material — the code names wood, lumber and masonry materials — may be built over four feet high.
- Taller fences must be at least 50% open: Any fence over four feet must be porous, built like a woven wire fence or from horizontal or vertical members separated so the fence is at least fifty-percent open. The code's stated purpose is to keep air and light moving through. A six-foot solid privacy panel does not meet this rule; a six-foot open picket fence can.
- Building permit over four feet: Under §410-38A, no fence over four feet may be erected without first applying to the Building Subcode Official for a building permit.
- Six feet is the ceiling without the Board of Adjustment: Under §410-38B, no permit may be issued for a fence over six feet without authorization from the Board of Adjustment.
- A certified survey goes with the application: Under §410-38C, the permit application must include a certified survey showing the parcel boundaries, the street the property faces, the distance from the street-side corner to the nearest intersection, and the buildings on your lot and the adjacent lots, with distances noted.
- Fences stop at the front of the house: Under §410-38E, a fence may not extend beyond the front portion of the main building.
- Corner lots and sight lines: Fort Lee's supplementary yard rules (§410-28C) bar any obstruction to vision over 30 inches high within the sight triangle at a street intersection, measured 25 feet back from the intersection of the street lot lines.
- Pools: Fort Lee's swimming pool chapter (§368-13) requires private pools located 200 feet or less from any property line to be enclosed by a substantial fence, at the height set by the zoning chapter, built to prevent anyone from gaining access beneath or through it. Pool projects also have to satisfy the New Jersey Uniform Construction Code barrier requirements — gates, hardware and spacing included.
The practical takeaway: in Fort Lee, the winning design is usually an open fence — black aluminum pickets — rather than a tall solid panel. If your heart is set on a solid fence over four feet, that means a variance, and approval is not guaranteed, so resolve it with the borough before scheduling installation.

Black Aluminum: The Fence Fort Lee's Code Is Built For
An open picket design is exactly what §410-38D asks for above four feet, which is why black aluminum is our featured fence for Fort Lee. The vertical pickets are separated members — the fence reads as a clean, finished boundary from the street while staying open to light and air, and it can be built up to six feet with a permit, without a variance.
That isn't theory. We recently prepared an estimate for a Fort Lee property for about 248 linear feet of six-foot black aluminum fence with a double gate — a full-perimeter layout where the homeowners wanted real height and security without a solid wall. Projects like that are priced from an individual cost build-up (six-foot aluminum is a different product from pool-code fencing), and we're glad to measure and price yours the same way — estimates are free.
Fence Styles for Fort Lee Homes
Black Aluminum Fencing
Black aluminum fencing is the natural fit for Fort Lee: open picket panels that can run up to six feet under §410-38 with a building permit, a matching gate for the driveway, and no painting or staining, ever. For pools, our 54-inch black aluminum pool-barrier style is the enclosure we install where that height is permitted — the complete barrier, including self-closing gates and hardware, is what has to comply, not the panel height alone.
White Vinyl — Where Fort Lee Allows It
White vinyl fencing is a low-maintenance favorite, but Fort Lee's openness rule shapes where it works: a solid vinyl privacy fence is limited to four feet here, so full-height six-foot vinyl privacy runs are not a standard option in the borough. Our standard panels are six feet high by eight feet wide with 2-inch by 7-inch rails; ask us where a shorter solid section, a decorative open-top design, or a variance makes sense on your lot, and we'll plan around the code instead of against it.
WPC Composite, Wood and Chain Link
WPC composite fencing gives a modern look and is worth a conversation where an open or semi-open layout fits the design; solid WPC and wood fences are subject to the same four-foot solid limit. Chain link is a woven, porous fence by construction — one of the designs §410-38D names — and remains a practical, economical choice for side and rear yards. We price these styles after reviewing height, footage, gates and terrain.
Fence Installation Prices in Fort Lee
Current installation specials start at $23 per linear foot for white vinyl privacy fencing and $28 per linear foot for 54-inch black aluminum pool-barrier fencing. Both offers require a 150-linear-foot minimum project and are subject to service-area restrictions. Gates and removal of existing fencing cost extra. One Fort Lee note: because §410-38D limits solid fencing to four feet, the vinyl privacy special applies where a solid design is permitted; six-foot aluminum, open designs and other layouts are priced by individual estimate.

Frequently Asked Questions About Fences in Fort Lee
Can I install a six-foot vinyl privacy fence in Fort Lee?
Not as a standard installation. Section 410-38D caps solid-material fences at four feet and requires anything taller to be at least 50% open. A six-foot solid privacy fence would need Board of Adjustment relief. A six-foot open aluminum fence, by contrast, fits the rule with a building permit.
Why does Fort Lee ask for a certified survey with a fence permit?
Because §410-38C requires it for fences over four feet. The survey has to show your parcel boundaries, the street frontage, the distance from your street-side corner to the nearest intersection, and the buildings on your property and your neighbors', with distances noted — the borough uses it to check the fence's location against the front-of-building and sight-triangle rules.
Can my fence extend in front of my house toward the street?
No — §410-38E says fences may not extend beyond the front portion of the main building. On a corner lot, the 30-inch sight-triangle limit near the intersection (§410-28C) restricts the corner even further, so corner layouts need the survey checked before the fence line is set.
